A roof leak on the coast rarely waits for good weather, and the visible water stain is almost never directly below the actual breach. We start every repair with a proper diagnosis - tracing water back to its entry point at flashing, valleys, fasteners, or a failed penetration - rather than smearing sealant over a symptom and hoping. With our heavy, wind-driven rain, water can travel a long way along the sheathing and rafters before it ever shows up on your ceiling, so the spot you can see and the spot we need to fix are often several feet apart.
We trace the leak, not the stain
Water follows gravity and the path of least resistance. It enters at a compromised detail, runs down the underside of the sheathing or along a rafter, then drips at the first low point or fastener it reaches. That is why chasing the drywall stain so often fails. We work from the inside out and the outside in - checking the attic, the underlayment, and the membrane against the roof plane above - to find where water is actually getting past the building’s defences. Wind-driven coastal rain makes this trickier than a calm-weather drip test, because water can be pushed uphill under shingles and behind flashing that looks perfectly fine on a dry day.
The usual culprits are predictable once you know where to look:
- Step and counter flashing at walls, chimneys, and dormers that has lifted, corroded, or was never lapped correctly
- Valleys clogged with conifer needles and moss that dam water and force it sideways under the shingles
- Roof penetrations - plumbing boots, vents, and gas flues - where the rubber gasket has hardened and split in the sun
- Skylight perimeters where the flashing kit or curb seal has failed
- Nail pops and backed-out fasteners that leave an open path straight through the deck
- Failed sealant and caulk that was relied on as a primary barrier instead of a backup
Repairs that hold through the next atmospheric river
Once we have found the source, we fix the detail the way it should have been built. That means correctly lapped metal flashing rather than another bead of caulk, fresh boots and gaskets at penetrations, and cleaned-out valleys that shed water the way they were designed to. Where we find rot in the sheathing underneath, we replace it and make sure the surrounding underlayment and membrane are sound so the repair lasts. On flat and low-slope sections we work with SBS-modified bitumen and torch-on systems suited to our climate; on sloped roofs we match the existing architectural laminate or other shingle profile so the patch disappears into the field. Sometimes the “leak” is not a roof failure at all. Moisture staining near the ridge or in cold corners is frequently attic condensation caused by warm, humid indoor air meeting a cold deck, which is a ventilation problem rather than a breach. Emergency tarping and honest assessments
When water is coming in during a storm, the priority is to stop it. We can get a properly anchored storm tarp on quickly to protect your interior, then return to diagnose and complete a lasting repair once conditions are safe to work in. There is no value in rushing a permanent fix onto a soaked, wind-battered roof.
We are also straight with you about repair versus replacement. If a roof has years of service left and a single failed detail, a targeted repair is the right call. But if the field is brittle, the granules are gone, and we are finding new failures every season, we will say so rather than selling a patch that buys a few months.
